WHAT TO EXPECT FROM AN INSPECTION?
Most important prior to any home inspection is becoming familiar with the Standards of Practice, the Inspection Contract and the limitations and exclusions that may be involved.
We try our best to limit these exclusions and limitations and upon your initial viewing of the home it may be advisable to ask that access that is blocked to crawl spaces, attic hatches and electrical panels be made prior to your home inspection.

Standard Inspection Contract
With a complete and thorough inspection performed for you by the owner of GRIFFIN Home Inspections you can expect an unbiased opinion from the home inspector that is not affiliated with any seller, realtor, attorney, or buyer. It is the inspector's evaluation of the present condition of the home. The systematic home inspection is a non intrusive visual inspection performed within or exceeding the Standards of Practice as set out by CAHPI (BC).
The inspection contract, the standards of practice and the code of ethics are all reviewed with you prior to signing the contract. All questions and concerns about the inspection can be addressed before the inspection takes place. Parameters of the inspection are clearly defined before the inspection begins.
To receive the maximum benefit of the inspection it is suggested that the client attend and visually participate during the inspection. We understand that this is not always possible and we would gladly show you around at your convenience if so desired.
There is no set time for your home inspection and generally it takes 3 to 4 hours and can be longer depending on the age and complexity of the building. A verbal report is delivered at the end of the inspection and is reviewed along with any of the clients concerns and questions. This is followed up by a written narrative report with digital photos for clarity and inserts if required and is available within 24 hours.
